City Garden Pratumnak
There is something of a north/south divide to Pratumnak Hill as the area is split into two distinct areas. The northern part of Pratumnak – the Cosy Beach part – has more shops and restaurants and is the more lively area of the two. All of the towers featured in this book are located in this part of Pratumnak.
Conversely, the southern part of Pratumnak – the Dongtan Beach part – is a lot more relaxed with fewer amenities. All of the boutiques mentioned here (with the exception of Park Royal 2) are located on this quieter part of the hill.
But what if the idea of a tower does not appeal to you and you find the southern part of Pratumnak to be a little too quiet for your liking? In this case, there is now one excellent option for you, in the form of City Garden Pratumnak.
As should be apparent from the name, City Garden Pratumnak comes from the same developer as City Garden in Central Pattaya, which makes it easy for potential buyers here to see the fine standards to which the company’s developments are built. However, City Garden Pratumnak is a very different development to their huge first project. Instead it is a much more modest development, consisting of two small boutique-sized buildings containing a total of just under 160 units.
City Garden Pratumnak is located on Kasetsin 1, which is the street furthest from the sea. This means that none of the units here come with much in the way of sea views as there are many towers between it and the sea already, with several more on the way, including Southpoint, which is being built virtually in front of here. Although not ideal for sea views, City Garden Pratumnak is located just off the main Rajchawaroon Street where most of Pratumnak’s shops and restaurants are located and the popular Cosy Beach is still only 400m from here.
City Garden Pratumnak is the most recent development to be featured in this book as it was only launched at the end of December 2012. As a result, there are still plenty of units available at the time of writing and prices here are the most affordable of any of the Pratumnak developments, with one-bedroom apartments starting from under THB 1.7 million – that’s half a million less than anywhere else on Pratumnak.
One of the main attractions of the original City Garden is that the developers actively market rentals of the property and they are so successful at this that there is never any availability on that development during the high season. It is therefore their intention to move clients over to their Pratumnak development once it is completed. This makes City Garden Pratumnak a great proposition for any investor as they can buy here and simply wait for the developers to send the money through without the need to employ a management company of their own.
In summary, City Garden Pratumnak would be my top choice for those looking to buy on Pratumnak currently as it is very hard to match the development for value in this exclusive part of the city.
