If Siam Royal View has a rival for the accolade of being the best villa development in East Pattaya, then it would be The Vineyard.  Siam Royal View may have beaten The Vineyard to the award for Best Villa Development (Eastern Seaboard) 2012, but The Vineyard’s developments have now been Highly Commended for two years in a row.

The Vineyard is now on its third phase, called The Vineyard – Le Residence, with all three phases of the project occupying separate sites.

If being close to Pattaya City is very important to you, then The Vineyard projects are perhaps not for you as they are a fair bit further out from the city centre than Siam Royal View – around 10km – but still reachable inside 20 minutes if the roads are clear, however.  For anyone more interested in spending their days on the golf course rather than in the city centre or on the beach, however, the location is an excellent one as it is less than five minutes away from the Siam Country Club golf courses.  Families will also appreciate the fact that the excellent Regent’s International School is also only five minutes away.

There are just a handful of plots remaining now at The Vineyard – Le Residence.  Instead, for 2013, the developers are now concentrating on the first phase of their new project, which is called Amaya Hill.  Launched in November 2012, Amaya Hill is located a little closer to Pattaya than The Vineyard developments, less than 7km from the city, but just as close to the golf courses and international school.

Phase 1 of Amaya Hill will consist of just 19 villas together with the clubhouse for the entire project, which should contain around 80 villas once it is fully completed.  The clubhouse will contain a fine-dining restaurant, a fitness centre, a lounge/library area as well as offering a full concierge service for all owners and residents of the villas.

What really attracted me to Amaya Hill, apart from the excellent track record of the developer for delivering a top-quality product is the design of the villas.  Instead of the typical Thai-style villas with their steep, gabled roofs, the architecture at Amaya Hill is of a modernist European style featuring stark right angles and squares.  The designs reminded me very much of Mies van der Rohe’s iconic German Pavilion for the 1929 Barcelona Exposition.

There are three designs to choose from at Amaya Hill, offering two, three and five-bedroom options, all in the same architectural style.  The two-bedroom Type-B and three-bedroom Type-C villas are both single-storey, while the larger five-bedroom Type-D villas are two-storey.  Each villa is located on a plot of 400m2 and comes complete with a large pool, except for the Type-B villas where 24m2 pools are an optional extra for an additional payment of THB 400,000.

In terms of prices, the most affordable villa at Amaya Hill is around THB 7 million for a 128m2 two-bedroom Type-B villa without the pool, increasing to just under THB 15 million for a 240m2 five-bedroom Type-D on an over-sized plot.  Compare the prices here with those at Siam Royal View and you can see that you get a lot more for your money here.  As a result, if the longer journey to the city centre is not a major problem for you, Amaya Hill is well worth considering if you are looking for a stylish and luxurious villa on a highly exclusive development.
